UK Landlords Not Succumbing to Market Pressure

A recent independent survey of around 500 UK landlords commissioned by the Money Centre has revealed that over half expect to stay involved in property letting for more than ten years, despite the recent market instability.

The breakdown was as follows:

26% expect to stay involved in property letting indefinitely

5% for over 20 years

22% for 11-20 years

19% for 6-10 years

17% said less than 5 years

11% were unsure

This trend was repeated across the board, from landlords with just one or two properties right up to those with portfolios of more than 20, indicating that not just professional landlords have faith in the market. Furthermore, just 13% said they expected to sell a rental property sometime during the next quarter.

We know that property investing is something that should be undertaken for the long-term to gain from capital growth, so it’s necessary to try and sit out turbulent times like we’re seeing now. This, however, is easier said than done when faced with the reality of having to cover shortfalls. Therefore it’s essential to plan carefully before investing in property to ensure the rent you receive covers your mortgage repayments with some left over to allow for ‘unforeseen’ circumstances like market changes and void periods. The best way to do this is by buying property Below Market Value to give you extra cash to play with.

Lynsey Sweales, marketing and PR director of The Money Centre backed this up by welcoming the news that most landlords aren’t selling up in a panic, saying:


"There are many different reasons why people enter the Buy To Let market, but in order to get the most out of their investment we always recommend that landlords take a mid- to long-term approach.

"Meticulous research and planning, a solid strategy and clear end goal are key to making the most from property investments. There will be peaks and troughs in the property market but the right approach and sufficient cash reserves will see investors through bleaker spells.

"2008 is likely to offer opportunities for investors who can capitalise on the uncertainty in the market and continued rental demand.

"Buy To Let has become more and more accessible over recent years and we expect to continue to see landlords build on their existing property portfolios as well as see people join the buy-to-let market for the first time, whether that be in order to get on the property ladder, to supplement their income or to secure their financial future."
